A group of Raleigh developers and a Washington real estate firm have been selected to build a 125-room hotel on Hillsborough Street across from the N.C. State University Bell Tower. The hotel will replace a Raleigh landmark.

"While a lower credit rating should increase the United States' borrowing costs, Treasury yields dropped Monday, the first day investors could react to Standard & Poor's downgrade of U.S. debt. That's because S&P's unprecedented move adds more uncertainty to the market, and greater uncertainty drives investors out of risky assets such as stocks and into perceived safe havens, including U.S. Treasuries. The yield on the benchmark 10-year Treasury note fell to 2.38% Monday morning from 2.56% late Friday. The yields on other Treasuries also retreated."

N.C. business taxes second lowest in country !!!!

North Carolina is a good place to do business – at least when it comes to taxes – according to a new study by the Council On State Taxation that puts the state in a three-way tie for the second lowest business tax burden in the country.

Business taxes made up 3.7 percent of the gross state product in North Carolina, Maryland and Delaware in 2010. The only state with a lower percentage was Connecticut, at 3.3 percent. Alaska claimed the top position, with business taxes making up 13.3 percent of that state’s gross product.

The study found that businesses paid $619 billion in total state and local taxes in 2010, for a national average of business taxes accounting for 5 percent of states’ gross products.

The study also found that corporate income tax collections were down 5.8 percent from 2009 to $44.1 billion, making up the lowest share of business taxes in the nine-year history of the study. The decline reflects the on-going effects of the recession on business profits, the report states.

More Good News For Raleigh

Raleigh continues to be a top-ranking city within the broad category of growth statistics. Data from the Fed ranks Raleigh as the 5th best city in the US for job growth.

The Triangle unemployment rate has dropped to 7.7%.

Lenovo has decided to relocate its customer support operations to the Triangle creating an additional 300 jobs locally.

The Hamner Institute for Health Services is moving ahead with a new 165,000 square foot building. Plans for a long-term expansion of six buildings would add 1,000,000 square feet of space by 2020.

HCL, one of America's leading consulting and IT companies, announced plans to add 200 employees to its Cary facility. This would bring its local staffing to 513 employees.

N.C. State is planning over $500,000,000 of new construction for later this year and 2012.

Altos Research, a residential research firm, reported in an article at CNBC that list prices for homes have risen in 24 of the 26 cities that it tracks. Core Logic, another residential research firm which tracks 6,507 zip codes, also reports rising prices and say that there is a clear sign of a market reversal.

Fixed rate mortgages continue to fall to their lowest levels in years with recent 15 year mortgage rates dropping below 4%.

This quarter finds that 3 out of 4 companies within the S&P Index have beaten sales projections by Wall Street Analysts. 15% of those firms beat sales projections by over 10%.

This past month witnessed a drop in unemployment in 24 states.

General Motors has recently announced that it will invest over $2 billion dollars in 17 U.S. plants.

More Good News For Raleigh

Syngenta Biotechnology filed site plans to build a 147,290 square foot facility in RTP. Syngenta currently employs 400 people and has approximately 200,000 square feet.

Research in Motion continues to hire and expand. They now have 78,000 square feet of space which reflects a 50% increase over what they had last fall. This gives RIM enough space to accommodate 200 software developers.
Cree's latest expansion is being called Cree Silicon North. They started site work to accommodate 400,000 square feet of space. This will increase their total square footage by almost 50%.

TyraTech, a pesticide research organization, announced they will move their headquarters from Florida to our very own Morrisville and will bring 150 jobs.

Tear Science signed a lease for 25,000 square feet of space in Perimeter Park.

Lord Corporation is currently planning a new 51,000 square foot building in Cary.

WakeMed is expanding with an emergency care center that will add 74 new jobs at the WakeMed Brier Creek Healthplex.

IT Jobs continue to rise in NC; 4,840 jobs advertised in March, which is a 86% jump from March 2010.

Optimism is back: This is the first year since 2008 that all major indicators for the larger companies in the United States are positive - sales, profits, assets and market value. This is a sure sign that hiring should pick up in the near future.

McDonalds announced they plan on hiring 50,000 workers.
Consumer sentiment reached its second highest reading since the downturn began in 2008.

Despite the beating that home prices have taken, 8 out of 10 Americans still feel that owning a home is the single best long-term investment.
U.S. factories increased production for the ninth straight month while consumer prices only rose 0.1% last month.

March payrolls grew by 216,000 jobs.

Folks, its May already! Currently rates still continue to inch upward but are staying under 5%, currently at 4.75% for a 30 year fix, up from 4.5% or below.

Well I am disappointed to report that the Cameron Village condo project appears to be switched to apartments. 250 of them and there maybe more coming across the street. Red Hat is projecting revenue to exceed $1,000,000,000 for fiscal 2010 year end of February. That's a 15% year over year increase.
February was North Carolina's best job growth month since the market bottomed in 2009.

Garner is about to announce a new corporate expansion with a healthcare company that is planning on adding 250 jobs with an annual compensation of $50,000.

According to the M.L.S., the average sale price for a single-family home in Wake County rose 4.2% and the sale price to listing price was at 95.9%.
In 13 months, Scott Custer former CEO of RBC Bank has put together a $1.2 Billion dollar bank holding company.

Crosland Development is planning a 195-unit apartment complex within Glenwood South. In February, FMW from Charlotte submitted plans for a 240-unit apartment project with a mixed-use component. According to David Diaz president of the Downtown Raleigh Alliance, there are at least five new downtown apartment projects under consideration.

The National Economy grew faster than projected during the last quarter of 2010. GDP reached 3.1% in the October-December quarter according to the commerce department. The projection had been for a 2.8% GDP growth rate.
During one week in march, the Dow had its best week in 8 months with a 362-point rise. This was due to better economic reports and the anticipation of more corporate buyouts - AT&T agreeing to buy T Mobil.
Applications for unemployment benefits dropped by 5,000 to 382,000. This was the fourth drop in 5 weeks. Applications peaked to 651,000 during the height of the recession.
Last year corporate profits rose 29% to $1.68 Trillion. This was the fastest growth rate in six decades.
